1031 Exchanges
LimNexus attorneys are deeply experienced in representing both sides in real estate acquisitions and dispositions. We work on deals involving retail, industrial, residential and mixed uses, ranging from a single parcel of unimproved land to a completed shopping center. We handle purchase and sale transactions, including delayed Section 1031 exchanges to accommodate build-to-suit construction, option agreements, long-term ground leases and other means of transferring ownership or control of real property.
Matter List
- Represented a regional developer in amassing over 45 acres of land by eminent domain and direct multi-level acquisitions to build a culturally enriched lifestyle center in Southern California consisting of about 400,000 square feet of retail space. The iconic project has won praise as a “game changer” that completely revitalized a blighted, high-crime area into a world-recognized tourist site.
- Represented a global tire manufacturer in a multi-state, delayed 1031 exchange in connection with its relocation of its headquarters and 800,000 square foot main warehouse facility into a new build-to-suit facility pursuant to a lease with an option to purchase. The scope of representation also included entitlements, a partial leaseback and a CMBS loan to an SPE for the warehouse.
- Represented a global healthcare provider in framing and structuring the ownership of one of the largest medical centers in Los Angeles and acquiring the real estate interests necessary for its operation.
